Based in Woodbridge. Vaughan, Brampton, Richmond Hill.
Priced from the evidence, not the hope.
I sell houses in Vaughan, Brampton and Richmond Hill, one listing a week, each one filmed properly and priced from what the comparable sales actually show. I spent eight years on my family's tile and flooring crew before I got licensed, so I read the furnace label before I notice the staging. Every listing gets the full film
Scroll and the house walks itself: curb, door, kitchen, yard. This is the 40 second film every one of my listings gets before it goes on MLS. No stock footage, no borrowed rooms. If a buyer has watched this, they already know whether they want to see the house, which means the people who book a showing are the people who might buy it.

- Curb.A 1990s two-storey brick detached in Sonoma Heights, double garage, interlock walk swept the morning of the shoot.
- Front door.Fibreglass door with the brass hardware the owners kept, storm door off for the film, the hall light on.
- Kitchen.Original maple cabinets, new quartz counter, the range hood vented outside and checked before the shoot.
- Backyard.South facing, cedar fence, the grading sloping away from the foundation the way it should.
Three things I do. Nothing else.
Selling, buying and the film that goes with every listing. No property management, no commercial, no pre-construction assignments. If you need one of those, I will give you the name of someone who does it well.

Pre-approval first, then showings where I look at the attic hatch and the panel before you look at the kitchen.

Read how it works
Eight years on a tile crew first.
I grew up in Woodbridge and spent eight years laying tile and hardwood with my father and uncle before I got my licence in 2015. My first listing was my uncle's semi on Clarence Street. I still walk every house the way I walked job sites: furnace label, attic hatch, grading, panel, then the staging. The rule the business runs on came from that habit. Priced from the evidence, not the hope.

Where I work.
I live and work in Woodbridge and cover all of Vaughan every day. I also work Brampton and Richmond Hill, reached by Highway 7 and the 407, and I will only take a listing where I can get to the house for every showing myself.
