Three things I do, and what each one includes
I sell houses, I help people buy them, and I film every listing myself with the same photographer. Nothing else. Here is exactly what is inside each one, and what is not.

Most agent websites list twenty services. I have three, because that is what I actually do with my week. I take one new listing a week so each house gets the full film, the full inspection walk and my full attention through offers. Buyers get the same week-by-week attention, which is why I keep the number of active buyer clients small.
Everything below is in writing before we start. The listing agreement is the standard OREA Form 200, you get the TRESA information guide before you sign anything, and commission is negotiable and set out in the agreement, not discussed later.
Sell your house
One listing a week, priced from the comparable sales and walked like a job site before it goes on MLS.
What is included- A written comparative market analysis using the last 90 days of sales on and around your street
- My own walk of the house: furnace, panel, attic, roofline, grading, windows, basement
- Photos, floor plan, the 40 second listing film and a vertical reel, shot in one morning
- A staging consultation and a written list of what to fix, what to leave, and what not to spend on
- Every showing attended or confirmed by me, and every offer reviewed with you line by line
What is not- A list price above what the evidence supports, even if another agent has promised you one
- An offer date on a house that will not draw more than one offer
Buy a house
Pre-approval first, a short search, showings with a tradesman's eye, offers with the conditions you need.
What is included- A first meeting about budget, pre-approval and the real closing costs, before we look at anything
- A search set up on MLS the day we meet, with my notes on each house before you drive to it
- Showings where I check the mechanicals, the basement and the exterior while you look at the layout
- Offers drafted with financing and inspection conditions unless there is a documented reason not to
- A recommended home inspector and real estate lawyer, both of whom you are free not to use
What is not- Advice to waive an inspection on a house I have not walked myself
- Pressure to bid on a house because an offer date is approaching
The listing film
Photos, floor plan, a 40 second walk and a vertical reel. Included with every listing I take.
What is included- Twenty to thirty stills of the house as it is, shot in natural light with the lights on
- A measured floor plan
- The 40 second walk: curb, door, hall, kitchen, living room, backyard, in one continuous idea
- A 15 to 30 second vertical reel for Instagram and the MLS video slot
- Twilight exterior and drone when the lot or the street makes them worth having
What is not- Stock footage, stock photos or virtual furniture presented as real
- Wide-angle distortion that makes a room look larger than it measures
Start with a 20 minute call
Tell me the street and what you are thinking. I will tell you what the comparable sales say, even if it is not what you hoped. No obligation, and I will not call you again unless you ask me to.
