How it works

How a listing works, step by step

From the first call to the keys, with how long each step takes. There is no hidden part. If a step is missing from this list, it is because I do not do it.

  1. The call

    Day 1

Twenty minutes on the phone. You tell me the street, the house and your timing. I tell you roughly where the comparable sales sit and whether I have a listing slot that week or the next.

  2. The walk

    Within the week

I come to the house. Furnace label, panel, attic hatch, roofline, grading, windows, basement. Then the kitchen table, the comparative market analysis sheet, and a list of what to fix and what to leave.

  3. The agreement

Same visit or the next day

You read the TRESA information guide. We sign the OREA Form 200 listing agreement with the commission written in. For a condo, I order the status certificate the same day.

  4. Prep

    One to two weeks

The fix list, a staging consultation, a cleaning day. If a pre-listing inspection makes sense for the age of the house, it happens now so we can disclose or repair.

  5. The shoot

    One morning

One morning. Stills, floor plan, the 40 second walk and the reel. Twilight or drone the same evening if the house needs them.

  6. Launch

Within two days of the shoot

The listing goes on MLS and appears on the public listing site within a day. The film goes out with it. Showings start as soon as you are ready for them.

  7. Showings and offers

First days and weeks on market

I confirm every showing. Offers are reviewed as they come unless the evidence says the house will draw several, in which case we hold a date. Every clause read with you. Deposit due within 24 hours of acceptance.

  8. Conditions and closing

Closing 30 to 90 days after the firm deal

Financing, inspection and status certificate conditions are cleared on their deadlines. The deal goes firm. Your lawyer handles title, funds and the keys.
