Questions people ask on the first call
Plain answers. If yours is not here, call 905-555-0144 or write to hello@brightmere.example and I will answer it the same day.
What does 'priced from the evidence, not the hope' actually mean?
The evidence is the comparable sales in the last 90 days on and around your street, adjusted for lot, condition, garage and basement, plus what the first week of showings tells us. The hope is what a neighbour asked, what the renovation cost or what the mortgage needs. When they disagree, I go with the evidence and I tell you before we sign.
What is the commission?
Total commission in the GTA is commonly stated at 4 to 5 percent of the sale price, about 2 to 2.5 percent per side, plus 13 percent HST. It is negotiable. Whatever we agree on is written into the listing agreement before anything else happens.
Why only one listing a week?
Because the pre-listing walk, the film and the first week of showings take real time, and I do them myself. One a week means your house gets all of it. If my slot that week is taken, I will tell you and offer the next one.
Do you hold offer dates?
Only when the comparable sales and the showing bookings say the house will draw more than one offer. In today's balanced market most houses do not, and an offer date on a house with one buyer only costs you a week.
Do I have to stage?
You have to be clean, bright and uncluttered. Whether you rent furniture depends on the house, and the stager and I will tell you honestly if it is not worth it. Published Canadian ranges are a consultation at $150 to $600 and rentals at $500 to $600 per room per month (RE/MAX Canada blog, August 2025).
What is the pre-listing walk?
Me, in your house, before the photographer: furnace label, panel, attic hatch, roofline, grading, windows, basement. The same walk I did on job sites for eight years. We fix, disclose or price whatever I find, so the buyer's inspector finds nothing new.
Does the film cost extra?
No. Photos, floor plan, the 40 second walk and the vertical reel are included with every listing. Twilight or drone are added only when the house warrants them, and I tell you first.
Are these your photos and houses?
This is a concept site built by Norrow to show what a Sales Representative's website can be. The agent, the brokerage and the listings are fictional. The geography, the process and the price data (TRREB, September 2026) are real.
Will you work outside Vaughan, Brampton and Richmond Hill?
Rarely. I take listings where I can attend every showing and know the street well enough to pull honest comparables. If your house is elsewhere I will say so on the call and point you to someone who knows it better.
How do I start?
Book a 20 minute call. Give me the street and your timing. I will run the comparable sales before we speak so the first five minutes are about real numbers, not promises.
Start with a 20 minute call
Tell me the street and what you are thinking. I will tell you what the comparable sales say, even if it is not what you hoped. No obligation, and I will not call you again unless you ask me to.
