Where I work

Richmond Hill, east on the 407

Richmond Hill is the other side of the 400 from me and a different kind of house: 1990s executive detached in Bayview Hill, newer builds in Jefferson, older streets around Mill Pond. I work it from Woodbridge along the 407 and Major Mackenzie.

Richmond Hill runs north from Highway 7 along Yonge Street, with Bathurst to the west and Bayview and Leslie to the east, crossed by 16th Avenue and Major Mackenzie. Highway 404 runs up the east side and the 407 across the south. The old town centre is around Yonge and Major Mackenzie near Mill Pond; the newer density is at Yonge and Highway 7 in Langstaff.

Bayview Hill, east of Bayview between 16th and Major Mackenzie, is 1990s executive detached on wide lots, houses with three-car garages and mechanicals now at replacement age. Jefferson, north toward Oak Ridges, is 2000s and 2010s detached. Around Mill Pond the stock is older and more varied, and Oak Ridges around Lake Wilcox mixes older cottages-turned-houses with newer subdivisions. Langstaff is condo towers.

Transit is the GO Richmond Hill line, with stations at Richmond Hill, Langstaff and Gormley, and Viva bus rapid transit on Yonge and Highway 7. Hillcrest Mall at Yonge and Carrville is the retail anchor most buyers ask about.

On price, the September 2026 TRREB Market Watch puts the average Richmond Hill detached at $1,580,643 on 84 sales, close to Vaughan and well above the GTA all-types average of $1,006,409. Townhouses averaged $1,068,119 and condo apartments $574,564. The semi figure, around $1,044,875, rests on only 8 sales, so I treat it as a loose band rather than a price.

The neighbourhoods, as a local sees them.

  • Bayview Hill1990s executive detached east of Bayview between 16th Avenue and Major Mackenzie. Big lots, big mechanicals, and a pre-listing inspection usually worth doing.
  • Jefferson2000s and 2010s detached north toward Oak Ridges, between Yonge and Bathurst. Newer stock where the walk is mostly about finishing and grading.
  • Oak RidgesThe north end around Lake Wilcox. Older cottage-origin houses beside newer subdivisions, so the comparables need careful matching.
  • Mill PondThe older streets around the pond and the historic core near Yonge and Major Mackenzie. Varied stock, mature trees, and buyers who want exactly that.
  • LangstaffCondo towers and towns at Yonge and Highway 7, with the Langstaff GO station and Viva at the door. Status certificates ordered on day one.
