Where I work
Vaughan, from Woodbridge out
I grew up here, worked on its floors for eight years and have sold here since 2015. This is the city I know street by street, from the estate lots in Kleinburg to the towers at Vaughan Metropolitan Centre.
Vaughan runs from Steeles in the south to the Oak Ridges edge in the north, split by Highway 400 and crossed by Highway 7, Rutherford and Major Mackenzie. The 407 cuts across the south and the 427 feeds Woodbridge from the west. Islington, Weston and Pine Valley are the north-south streets that define the Woodbridge neighbourhoods, and most of my listings sit within a few minutes of one of them.
The housing is older than people assume. Weston Downs and Islington Woods are large detached houses from the 1980s to the 2000s, many with original kitchens and mechanicals that need a careful walk before listing. Sonoma Heights, Vellore Village and Maple are 1990s to 2010s detached and semis, the subdivisions I spent years laying floors in. Kleinburg has estate lots near the McMichael gallery and the village core. Vaughan Metropolitan Centre, at Highway 7 and Jane, is towns and condo towers around the TTC Line 1 terminus.
Transit matters more here than it did a decade ago. Line 1 ends at Vaughan Metropolitan Centre, the GO Barrie line stops at Rutherford and Maple, and Viva bus rapid transit runs along Highway 7. Buyers coming from Toronto ask about all three, and houses within a walk of the Maple or Rutherford GO station draw a different buyer than houses deep in Weston Downs.
On price, the September 2026 TRREB Market Watch puts the average Vaughan detached at $1,599,218 on 108 sales, well above the GTA average of $1,006,409 across all types. Semis and townhouses sit around the one million mark and condo apartments around $550,000. These are municipality averages, not your street. The sheet I run for your house uses the sales around your corner, and that is the number that matters.
The neighbourhoods, as a local sees them.
- WoodbridgeIslington Woods, Sonoma Heights and Weston Downs, off Islington, Weston and Pine Valley. 1980s to 2010s detached and semis, Market Lane at the centre, the 427 and 407 close by. Home.
- KleinburgEstate lots and newer detached north of Major Mackenzie around the village and the McMichael gallery. Septic and well on some older lots, which I check before we list.
- Maple1990s to 2010s detached and semis around Major Mackenzie and Keele, with the Maple GO station on the Barrie line and Canada's Wonderland to the west.
- Vellore Village1990s to 2010s detached and semis west of Highway 400, close to Vaughan Mills. The subdivision where the listing film habit started in 2021.
- ThornhillThe east side of Vaughan toward Yonge, older stock mixed with infill, and the condo towers along Highway 7 served by Viva.
