Where I work
Brampton, west on the 407
Brampton is where a Vaughan budget buys a bigger house, and where the housing stock ranges from 1970s side-splits to builds that are still under warranty. I work it from Woodbridge several times a week.
Brampton is laid out on a grid: Queen Street and Bovaird running east-west, Main Street (Hurontario) and Airport Road north-south, with Steeles along the south and Mississauga Road to the west. Highway 410 runs up the middle to the 407, which is how I get there from Woodbridge. The downtown around Queen and Main has Gage Park, the Rose Theatre and the older streets of Peel Village to the south.
The housing tells you the decade by the neighbourhood. Bramalea is 1970s and 1980s detached and semis, many with original panels and some with hardwood under the carpet. Springdale, north of Bovaird, is 1990s and 2000s detached. Mount Pleasant to the west and Castlemore to the east are 2010s and newer detached and towns, where the walk is more about builder finishing than mechanicals. Downtown has the condos.
Transit is the GO Kitchener line, with stations at Brampton downtown, Bramalea and Mount Pleasant, and Züm bus rapid transit along the main corridors. A house within walking distance of Mount Pleasant GO draws commuters from across the GTA, and the reel for those listings is cut with that buyer in mind.
On price, the September 2026 TRREB Market Watch puts the average Brampton detached at $1,001,613 on 234 sales, close to the GTA all-types average of $1,006,409. Semis averaged $778,223, townhouses $737,900 and condo apartments $422,389. Brampton had the most detached sales of my three cities that month, which makes the comparable sheet for a Brampton house deeper and more reliable than most.
The neighbourhoods, as a local sees them.
- Mount Pleasant2010s and newer detached and towns on the west side around the Mount Pleasant GO station. Builder warranties, small lots, buyers who commute.
- Springdale1990s and 2000s detached north of Bovaird. Furnaces and roofs at the age where the pre-listing walk earns its keep.
- Castlemore2010s and newer detached and towns on the east side toward Airport Road, with larger lots the further north you go.
- Bramalea1970s and 1980s detached and semis around Bramalea City Centre and the Bramalea GO station. Original panels and hidden hardwood are both common.
- Downtown and Peel VillageThe older core around Queen and Main, Gage Park and the Rose Theatre, with condos downtown and older detached streets in Peel Village.
